Has the Housing Market Found the Bottom Yet?!?

As unstable as the housing and mortgage market has been how do we know if we have reached the bottom yet? In the Stock Market the answer to that question is answered by saying when the investors have reached their greatest point of despair. If that were true about the Housing Market I would say we reached that point a year ago. So where does that leave us?
It’s no easy answer, but in order to address the question we have to understand that the U.S. Housing Market is not a national market but rather a regional one. That is to say that individual regions of the country are experiencing very different market conditions simultaneously.
The East and West Coasts (including Las Vegas) are still in decline. Areas of the Northern Mid-West (Minnesota et al) have long since seen the bottom but have literally bottomed out and indicate that they will remain stagnate for some time to come (at least 2 yrs or more). Florida is so overvalued and overbuilt that it will not see the light of day for 5 to 10 years.
Where does that leave us? TEXAS! Texas is the light at the end of the tunnel and it is not a train. Texas did not participate in the run up like a lot of the rest of the country and Texas has all the ingredients for the perfect Safe-Harbor during this storm. Let’s start with the fact that Texas did not see the enormous overvaluations experienced by many parts of the country during the “irrational exuberance” of the housing run up. In fact, housing prices remained roughly $100,000 off the mean of the country. That is a lot of cushion.
Add the fact that Texas is warm, and near the beach with plenty of land and low cost of living. Throw in lots of inexpensive and available labor and plenty of work for all to go around and you begin to set the stage for a solid growth line.
How about Metros for industry and entertainment? Texas sports some of the largest cities in the country along with many of the best professional sports teams. How many states can lay claim to 2 Pro Football Teams (Dallas Cowboys and the Houston Texans), 3 Pro Basket Ball Teams (Dallas Mavericks, Houston Rockets, San Antonio Spurs), 2 Pro Baseball Teams (Houston Astros, Texas Rangers), plus Pro Hockey, Pro Soccer and all the minor league teams to support it all.
